There are always unexpected costs in any construction project, due to things that arise during the building process. To avoid surprises down the road, we provide regular budget updates as the planning process progresses.

Have One Point Of Contact

You will be assigned your own project manager, who will be your single point of contact for an easier communication process. They’ll update you daily, as well as make sure the project stays on schedule.

How the process works

First, we set up a free initial consultation at your property or our office. An estimator and designer (if required) will review your project in-depth with you. After, they’ll make some make recommendations based on your vision.

Next, an estimator will prepare a preliminary budget, based off of the initial consultation.

Then a formal contract will be submitted, assuming the budget is in line with your expectations.

If the plans for your property have already been completed by your architect/designer, we will commence construction. However, if you require architectural design as part of your project, then conceptual plans will be drafted.

Once the first round of conceptual plans are completed, we will meet to discuss what you like/dislike about the plans.

After the plans are finalized, they will be prepared for submission to the city.

After the city approves the architectural plans, an engineer is hired to draw and submit plans.

Once plans are reviewed by the city (and corrected if necessary), we will pull building permits and start construction.

During the entire build process, there will be constant communication between you, our project manager and our designer (unless separate design firm is utilized). Together, you’ll be going over updates, decision-making and coordination regularly.

Once your construction project has completed, there will be a warranty phase. Should any defects arise during this time period, we’ll remedy them quickly.

You could decide to work with a general contractor who is unfamiliar with the local regulation, and is heavily reliant on subcontractors to get the job done.

Frequently Asked Questions

Will our project require design review?

Design review is usually required when the exterior of the building is altered. That being said, it is possible to do some exterior modifications, such as replacing doors or windows in existing locations, or applying new finishes, without the need for a design review.

Can you work with our architect/designer?

We work with many designers and architects. We’d be happy to work with your chosen architect/designer on your project.

Do we need a building permit?

Yes, almost all construction projects in Laguna Beach require a building permit, even for something as small as a fence, or bathroom remodel.

How does the Laguna Beach approval process work?

Are you licensed?

We have a B general contractors license. We also carry workers compensation and general liability insurance.

How long will our construction project take?

Our most common type of project is a full home remodel/addition, which usually runs about 8-12 months. For questions specific to your project, please schedule a free initial consultation, so we can give you a more accurate timeline.

What will our project cost?

Every project is different and many factors come into play to determine the cost. That being said, as a rule of thumb, we typically use $375 per square foot for remodeling and $575 per square foot for new construction.
